Q1. What do shared owners need to know about valuation for lease extension?
Until the necessary legislation is in place through the Leasehold and Freehold Reform Act 2024, there remains at present no statutory right for shared owners to extend their lease. However, most shared ownership landlords will agree to this on a voluntary basis. This is an approach encouraged by Homes England with its Capital Funding Guide stating the following (as at 13 October 2026).
“Whilst shared ownership leaseholders have no statutory right to a lease extension, the Government has announced its intention to extend this right to shared owners. We strongly recommend that providers grant extensions to shared ownership leases wherever possible. We encourage providers to offer as long a term as possible and to do so on fair terms. The government has announced its intention to reform leasehold legislation to make lease extensions fairer for leaseholders.”
Q2. Where can shared owners find more information if they want to extend their lease?
Shared owners wishing to extend their lease should discuss this with their landlord and seek appropriate legal assistance. Additionally, the Leasehold Advisory Service provides a lot of useful information about leases and lease extensions. There is also reference to lease extensions within Homes England’s Key Information Document.
